Super self-catering accommodation for six close to beach and town centre

A comfortable, well equipped, centrally heated Victorian family home with accommodation for six in Southwold, Suffolk.

It is located in one of Southwold's prime residential roads and is managed by the owner, Vivien Tolfree.

The beach with the famous pier is just around the corner. The lighthouse and Sole Bay Inn (Adnams) are at the end of the road. Shops and Market Place are just a few minutes' stroll away.

At the end of Stradbroke Road is our famous lighthouse, the Sole Bay Inn selling perfect Adnams from the brewery across the street, and an old-fashioned corner shop. Apart from the beach there's lots for families to do in the vicinity - such as crabbing at the harbour, Southwold Museum, Africa Alive, the Southwold Maize Maze and climbing the lighthouse.

Details

Equipment

Appliances are not guaranteed in the event of breakdown but every effort will be made to remedy faults as quickly as possible. Unlimited wifi is now available at no extra charge. If you require a high chair, please let the owner know.

Heating

Gas central heating throughout. A small log-burning stove is provided in the sitting room. Smokeless fuel and logs are usually on sale from the Co-op in the Market Place.

Linen & cleaning

Duvets, pillows and bedlinen are provided and included in the price but you will need to bring your own towels etc. Please supply mattress protection, as appropriate, for small children. Our cleeaner visits betwen lets but we do ask you, please, on the day of departure, to leave the house clean and tidy, paying particular attention to kitchen and bathroom.

Conditions of booking

Number of guests
No more than six people (non-smokers only) are permitted to stay in the property. The number must be entered on the booking form and must not be exceeded. An exception may be made in the case of small babies sleeping in cots.

We reserve the right to terminate the hire without notice and without refund for a breach of this condition.

Wi-fi
Wi-fi connection is available free, with unlimited usage but service is not guaranteed.

Equipment
Not guaranteed in the event of breakdown but we will do our best to repair or replace as quickly as posiible.

Pets
Pets are not accepted. For the sake of guests with allergies, no exceptions can be made to this rule.

Smoking
No smoking is permitted in any part of the house.

Payment
To secure your booking you must request a booking form and return it, duly completed, together with a non-returnable deposit of 20% of the total holiday rental within five days of your telephone/email reservation. We will hold the property for you for those five days only. The balance of the rental is due 28 days before the start of your holiday.

Collection and return of keys
The property will be available from 3 pm on the day of arrival and must be vacated by 10.00 am on the day of departure. Keys may be collected between 3 pm and 4 pm from the owner's house (2 minutes' walk away) and returned on departure.

Cancellation
Should the holiday be cancelled, every effort will be made to re-let the property but, if this is not possible, you will be liable for the full cost of the holiday. If we are able to relet the property, then your deposit will be refunded less an administration charge of £30.00. It is recommended that you take out holiday insurance.

Linen
Bed linen is included in the price but you will need to bring your own towels. Please supply mattress protection in the case of small children.

Security
Windows and doors must be kept securely closed and locked at all times when you are not in the property.

Breakages
Please contact Vivien Tolfree (01502 722582) to report any damage or breakages which occur during your holiday. Damage over £10 will be charged

Liability
We do not accept any liability for loss, damage, injury or accident to the tenant or any of the party, or to their property.
